We recommend booking at least 48–72 hours in advance to secure your preferred date and time. For rush or same-week shoots, contact us directly at 1-877-313-PICS and we'll do our best to accommodate you.

A well-prepared property makes a significant difference in the final results. We recommend:

• Declutter all rooms — clear countertops, tables, and floors
• Remove personal items such as family photos, bills, and medications
• Turn on all interior lights and replace any burnt-out bulbs
• Open all blinds and curtains to let in natural light
• Ensure all beds are made and bathrooms are tidy
• Remove vehicles from the driveway for exterior shots
• Mow the lawn and tidy up the front and back yard

Please contact us as soon as possible at 1-877-313-PICS if you need to reschedule. We ask for at least 24 hours' notice for rescheduling. Cancellations made with less than 24 hours' notice may be subject to a cancellation fee.

Someone should be available to provide access to the property at the start of the shoot. They do not need to stay for the entire session — our team works efficiently and will lock up upon completion if required.

We offer five residential real estate photography packages designed to match different property sizes and marketing needs:

• Essential — $169+HST: 25 HDR photos, under 1,500 sq ft
• Standard — $299+HST: 35 HDR photos + digital flyer, up to 2,500 sq ft
• Marketing — $449+HST: 40 photos + full video suite + floor plan + property webpage, up to 3,000 sq ft
• Signature — $699+HST: 50 photos + twilight + video + virtual tour, up to 5,000 sq ft
• Elite — $1,299+HST: 65+ photos + full media suite + aerial drone, 5,000+ sq ft / estates

The best starting point is the square footage of the property. Our packages are designed around property size, but the key question is: what does this listing need to stand out? A condo may only need the Essential or Standard package, while a luxury home in Rosedale or Forest Hill would benefit from the Signature or Elite. Yes — you can add any of our available add-ons at the time of booking through the portal, or contact us before your shoot date to make changes. Add-ons requested after the shoot may require an additional visit and fee.

Yes. We offer preferred pricing for brokerages and agents with regular volume. Contact us at 1-877-313-PICS or through our booking portal to discuss a custom arrangement.

All prices shown are in CAD and do not include HST. HST will be added to your invoice at the applicable rate.

Our current packages are designed for residential properties. Commercial media services are coming soon. If you have a commercial project in the meantime, contact us directly and we'll discuss your needs.

No upfront payment is required. You place your order, we schedule and complete your shoot, and you pay only when your files are ready to download through our secure client portal. This means zero financial risk at the time of booking.

Once your shoot is complete and your files are edited and ready, you'll receive a notification through the client portal. At that point, you review your order, complete payment, and your files are immediately available for download. It's secure, straightforward, and gives you peace of mind before any money changes hands.

We accept all major credit cards and debit cards through our secure client portal. Payment is processed at the time of download.

Yes — a detailed invoice including all services, HST, and any applicable travel fees is provided through the client portal upon payment. You can download it at any time for your records.

HDR stands for High Dynamic Range. It involves capturing multiple exposures of the same shot and blending them to produce an image that accurately represents the full range of light in a room — from bright windows to shadowed corners. The result is a natural, balanced image that shows the space exactly as it looks in person, which is critical for real estate where buyers need to accurately visualize a property.

All exterior photos are delivered with a natural blue sky regardless of what the weather was on the day of the shoot. If it was overcast, raining, or cloudy, we replace the sky in post-production with a realistic, natural-looking blue sky. This is a standard part of every package at no extra charge.

Yes — the photo count in each package includes both interior and exterior photos, as well as all finished levels of the property including the basement. Square footage includes all photographed finished levels.

Yes. Every package includes MLS-ready files sized and formatted to meet the upload requirements set by the Canadian Real Estate Association (CREA) and local boards, as well as high-resolution versions for print and digital marketing. You also receive both branded and unbranded versions in all packages.

Yes — if there are specific features you'd like highlighted (a custom kitchen, a view, architectural details), please let us know at the time of booking or before the shoot. We'll make sure those are captured and included in your final delivery.

A gimbal walkthrough is a cinematic, stabilized video that moves smoothly through the property room by room. It's shot using professional gimbal stabilization equipment to eliminate all camera shake, resulting in a fluid, high-end feel — similar to what you'd see in a luxury property listing or architectural film.

YouTube / website cut: Horizontal 16:9 format, 2–3 minutes long. Designed for YouTube, property websites, and email campaigns. Ideal for giving buyers a full walkthrough experience.

Social media reel: Vertical 9:16 format, 30–60 seconds. Designed for Instagram Reels, Facebook Reels, and TikTok. Fast-paced, attention-grabbing, and optimized for mobile viewing.

An agent intro clip is a short video segment featuring the listing agent speaking to camera — introducing themselves, the property, or the neighbourhood. It can be integrated at the beginning of the full walkthrough video, delivered as a standalone clip, or both. This is included in the Elite package and available as a +$99 add-on for other packages.

All video is captured in 4K resolution using professional-grade camera equipment. Final deliverables are exported in high-quality formats optimized for their intended platform — whether that's a property website, YouTube, or social media.

2D floor plan with measurements: A top-down architectural drawing showing room layouts, dimensions, and all finished levels including the basement. Standard format required by many agents and buyers.

3D floor plan: A three-dimensional rendered version of the same layout, shown with furniture, colours, and textures. Gives buyers a much more immersive and intuitive sense of the space.

A floor plan walkthrough is a room-by-room virtual tour built directly from the floor plan. Buyers can click through each room and see it from a first-person perspective. It's an engaging way to help buyers understand the layout before visiting in person.

A 3D immersive virtual tour allows buyers to explore the property as if they were physically walking through it — navigating from room to room, looking in any direction, and getting a true sense of the space. Tours are hosted online with a shareable link that can be embedded on MLS listings, property websites, and social media.

Yes — all floor plans include every finished level of the property, including the basement, as long as it is a finished and photographed space.

Virtual tours are hosted for the duration of the listing. Contact us if you need extended hosting after a property has sold or been relisted.

AI virtual staging uses artificial intelligence to digitally furnish empty rooms in photos — adding furniture, décor, and finishing touches to help buyers visualize the potential of a vacant property. It's a cost-effective alternative to physical staging that can dramatically improve how a vacant property presents online.

A maximum of 10 images per order can be virtually staged. The cost is $49 per image.

Yes — all virtually staged images are delivered with the required MLS disclosure label clearly visible on the image, as required by Toronto Regional Real Estate Board (TRREB) and other real estate board guidelines. This ensures full compliance with MLS rules while still allowing you to show buyers the potential of the space.

Yes — you can indicate a preferred style (modern, contemporary, traditional, Scandinavian, etc.) when placing your order and we'll apply the most suitable furnishing style to match the property's aesthetic.

Twilight photography is done during the "golden hour" just after sunset, when the sky takes on dramatic warm and blue tones. With interior lights on and exterior lighting glowing, properties photograph beautifully at this time — creating a warm, inviting atmosphere that daytime photography simply cannot achieve. These shots are particularly powerful for luxury listings and properties with strong curb appeal or landscape lighting.

No — twilight photography requires a separate evening visit. This is because the timing window for ideal twilight shots is very short (typically 20–30 minutes after sunset), and combining it with a full daytime shoot would compromise both. We'll schedule the evening visit separately at a convenient time.

Twilight exterior photos are included in the Signature and Elite packages. For Essential, Standard, and Marketing packages, twilight photos can be added as an add-on starting at +$199. Twilight video is available as an add-on for Signature (+$299 for photos + video) and is included in the Elite package.

If weather conditions are not suitable for twilight photography (heavy cloud cover, rain), we'll reschedule the evening visit at no additional charge. We always aim to deliver the best possible results and won't shoot in conditions that would compromise quality.

Standard delivery: Within 48 hours of the shoot for all packages except Elite.

Elite package: 72-hour standard delivery due to the volume of deliverables.

Rush delivery: Next-day by 9am available for an additional fee — +$99 for all packages except Elite, +$149 for Elite (24-hour rush).

All files are delivered through our secure client portal. Once your files are ready and payment is complete, you can download everything directly from your order page. Files are available immediately after payment.

Photos: High-resolution JPEG files for print and digital use, plus MLS-optimized versions. Both branded and unbranded versions are included in all packages.

Video: MP4 format, optimized for the intended platform (YouTube, social media, or web).

Floor plans: PDF and image formats suitable for MLS upload and print.

Branded files include the agent's name, brokerage, and contact information overlaid on the images or video. Unbranded files are clean versions with no agent information — required for MLS uploads as most boards do not allow branded images on the MLS system. Both versions are included in every Visaro package.

Files are stored in the client portal for 90 days after delivery. We recommend downloading and saving all files to your own storage immediately. Contact us if you need files re-delivered after the storage period.

We serve the Greater Toronto Area and surrounding regions. Our service area is divided into two zones — Zone 1 (Core GTA, no travel fee) and Zone 2 (Extended GTA, +$49 flat travel fee). Visit our Service Areas page for the full list of cities covered in each zone.

Enter your property's postal code when placing your order and we'll confirm your zone before processing. You can also check our Service Areas page for a full city list and interactive map, or call us at 1-877-313-PICS and we'll confirm within one business hour.

The Zone 2 travel fee is a flat $49 CAD + HST regardless of which package you order or which specific city in Zone 2 the property is located in. The fee is added to your invoice after booking and before confirmation — you'll always know your total before any payment is made. The travel fee applies per visit, so twilight shoots in Zone 2 would incur a second travel fee.
